Sequoia Park’s financial staff is responsible for the comprehensive management of all income and expense activities across the properties they oversee. This includes collecting rent payments, tracking receivables, managing vendor invoices, and ensuring that all operational costs—from maintenance to utilities—are accurately recorded and reconciled. Their processes are designed to maintain financial accuracy, ensure compliance with applicable regulations, and provide a clear, real-time understanding of each property's financial performance.

In addition to day-to-day financial management, the team produces detailed financial reports for property owners on a consistent basis. These reports typically include income statements, expense breakdowns, cash flow summaries, and variance analyses, giving owners full visibility into how their investments are performing. By delivering timely and transparent reporting, Sequoia Park enables property owners to make informed decisions, optimize profitability, and plan strategically for both short- and long-term growth.

  • Perform a detailed inspection and documentation of the entire property
  • Prepare a recommendation report on upgrades, repairs, and cosmetic improvements that bring buildings to code and maximize curb appeal
  • Discuss with owners the pros and cons of different policies such as accepting pets, late fees, and other association rules and regulations
  • Provide direction and consultation in the event of a legal dispute or litigation
  • Refer owner to a qualified attorney when necessary
  • Understand and abide by the latest local, state, and federal legislation that applies to the home owner association and  renting and maintaining rental properties
  • Perform frequent inspections (common areas) on a predefined schedule looking for repair needs, safety hazards, code violations, etc.
  • Send the board periodic reports on the condition of the property
  • Collection of all assessments due from home owners or renters
  • Provide accounting property management services
  • Make payments to vendors
  • Maintain all historical records (paid invoices, inspection reports, warranties, etc.) via electronic filing
  • Provide annual reporting, structured for tax purposes as well as required tax documents
  • Provide easy to read monthly cash-flow statements which offer a detailed breakdown of income and itemized expenses including invoices and receipts
  • Provide assistance in operating budget preparation for each year, as requested
  • Establish a preventative maintenance policy to identify and deal with repair needs
  • Provide a network of licensed, bonded, and fully insured contractors who have been vetted for competitive pricing and quality work that is up to code
  • Assign jobs to different parties (handyman and professional contractors) based on who will do the best job for the best price
